Westminster City Council Approves St John’s Wood Housing Scheme

Hedry is pleased to share that Westminster City Council has approved a sensitive infill housing scheme within the St John’s Wood Conservation Area, delivering much-needed family homes for the Abercorn Estate.

Designed by Robin Snell and Partners, with planning consultancy support from Newmark UK, the scheme introduces three new low-rise buildings that sit comfortably alongside the existing 1950s Clifford Culpin estate. The proposals enhance the landscape setting and incorporate extensive new tree planting to strengthen the green character of the area.

Hedry supported the application through a comprehensive programme of community and political engagement, including an online engagement hub, stakeholder briefings, a local drop-in event and direct outreach to elected representatives. This approach ensured residents and community groups were fully informed throughout, with feedback helping to shape the final design.

Earlier, more intensive development options were refined following engagement and technical review. This process resulted in a scheme that minimises disruption, protects daylight and sunlight levels and delivers high-quality family homes, with construction able to proceed efficiently using prefabricated elements. Phased works are expected to begin next year.
